Steps to Selling a Home



1. CHOOSING AN AGENT

Be sure you will connect and that they will be available for you when needed. All agents and brokers are not created equal.


2. PREPARING/ DECIDING

Have your agent help you decide what needs to be improved and fixed up to maximize your home’s value and appeal. The goal here is to put the most money back in your pocket and decide if it is the right time for you.


3. PRICING YOUR HOME

Your agent will advise you on this but remember through this whole process you are in the driver’s seat ultimately it is your decision.


4. SHOWING YOUR HOME

This should be discussed to decide the best way to do this, depending on the market and your schedule.


5. NEGOTIATIONS

All offers will be present to you. I will guide you through the process of negotiating the best deal for you.


6. CONTINGENCIES

If an offer is accepted and both parties agree on all terms the purchase and sale should then be fully executed. At this time, time is of the essence, each contingency - including inspection, appraisal etc.. has a deadline that must be met. It will be my job to follow that through to the closing.


7. MOVING OUT

Prepare for buyers to walk through property. The property must be presented free of all debris and in “broom clean” condition.


8. CLOSING

The buyer will choose a closing agent. The closing agent will oversee document signing for all parties, help verify that all parties have met the terms of the purchase agreement, and finally, assist in the pay out all funds, transfer the title, and record the deed.
